Accordingly, the Bac An Tay urban area project is expected to include apartment complexes, adjacent houses with mixed service functions (for sale, lease, lease purchase) combined with commercial and service works (offices, commercial centers, supermarkets, restaurants,...), educational works (kindergartens, primary schools, secondary schools), health works in sync with technical infrastructure and a system of public works (parks, trees, etc.), contributing to the effective exploitation of the regional land fund, promoting the economic development of An Tay ward in particular and Ben Cat city in general.
The expected land area is about 70 hectares.
The population size is about 10,000 people.
Total number of apartments/houses: Expected to be about 3,090 units.
Commercial and service works: The total land area is expected to be about 16.66 hectares, the maximum height is 40 floors, and the construction density is according to planning standards.
Educational works (kindergartens, primary schools, secondary schools), health works: The total land area expected to be used is about 2.84 hectares.
Green works, thematic parks: The total land area expected to be used is about 14.38 hectares.
Traffic and technical infrastructure works: Internal and external roads are invested in synchronous construction, undergrounded to meet standards and handed over to the State and functional units for management and operation according to regulations.
The preliminary total cost of project implementation is 8,236 billion 766 million VND (excluding compensation, support and resettlement costs).
The cost of compensation, support and resettlement is 2,891 billion, 347 million, and 600 thousand VND.
Operation duration of the project: 50 years (calculated from the date the investor is granted written approval of the investor or an investment registration certificate. For an investment project which is allocated land, leased land or land use purpose change by the State, the operation duration of the project is counted from the date the investor is granted the land allocation decision, land lease decisions, land use purpose change decisions).
Project implementation schedule: Complete investment in the construction of the entire project within 08 years from the date the competent authority approves the investor selection results or approves the investor. Investors selected in accordance with the provisions of the law are responsible for making plans for investment phasing or division of component projects (if any) and are shown in the 1/500 detailed planning scheme and project contents in accordance with current laws.
The deadline for submitting project registration documents is before 12 o'clock on August 19, 2024.
